Dont be a landlord

I have been recruited yet again by my father to help him with home maintanence....this time at a rental property in which the tenants have vacated. Now awhile back about a year ago. I was recruited to help build a deck there with a ramp because the tenant there could not walk because she broke her hip. How did she do that? She fell down the concrete stairs...and HOW did she do that...the 160 pound pitbull pulled her down. Now keep in mind. According to my father there where to be NO PETS allowed...NONE..this is the second time someone has done that but my dad let it slide..twice...Well building a deck in and a ramp is about oh 2-3 day job (at least the one that we built)...this was a in our spare time kind of job because Im busy and so is my dad with other things...anyway. 5 days it took us to build it...spending about 4-5 hours each day..and not to mention it was in the rain. Now the woman was useing a walker and claimed that in case there was a fire she would be trapped in the house. Which was of course BULLSHIT...she could get down stairs IF she needed to we had one set of stairs done that was first thing. and then we worked on the ramp. So then she complained about how the ramp was slippery...Of course we told the bitch that it wasnt ready because we hadnt put on the anti-skid paint on (which is textured paint is has sand and pebbles in it). She got down right nasty with my dad about it. Hounding him every day to get it done or she threatened to sue...course she wouldnt win because the whole reason she broke her hip in the first place was because of a dog that was their against the contract agreement...ON TOP OF THAT...There were two little kids there...Now I have nothing against children but these to...someone needs to stop them from breeding I swear...When had set some supplies and left them there for the next day because we need the car to haul the bigger peices of wood...when we get back...3...2x6s broken in half because the kids thought they could jump on it....they also broke a couple of the spokes for the railing...AND drew all over the ramp....AFTER it was painted...and while there working the kids asked none stop questions and that stupid dog kept barking and getting in our way...Needless to say...these where not good tenants.

Now present day. They have moved out. The place is a disaster. there is all kinds of garbage and shit in the yard. and in the house BRAND NEW CARPET...has been ruined by that fucking dog thats not supposed to be there...so it has to be replaced....the counter top has a HUGE burn mark next to the stove and oh BTW that was new too..holes in the door brand new doors I might add custom made because its an old house. and the kids room...drawings and crap all over the wall...and tape everywhere...and someone threw a marble or something at the window and left a big chip in it. Also they did not take care of the yard at all and it needs to be cleaned and then mowed...2 years ago a tree was cut down and the wood from it is still in the middle of the yard....its cut up but needs to be moved...how long have theses people lived there....almost 4 years total...and there is 3 loads of garbage that need to be dumped...oh and they left behind a dryer that doesnt work...oh yea and part of that garbage is wet newpaper left outside in a box and yes the box is wet too try to lift it and plop...there goes the box..SO I have not had any free time on my hands which sucks fucking ass....but all I can say to those tenants is dont let the door hit'cha where the good lord split'cha....bitch...

Dosen't sound like much fun to clean up...I'm sorry. We had neighbors who were like that. They trashed the property, stole things from us and then disappeared. Us and the other people in our neighborhood ended up cleaning everything up because we couldn't stand the sight of it anymore.

I'm no landlord, but we do rent space. I live in a trailer park (the PC term is Mobile Home park, but they're trailers. LOL!), and we have nieghbours by us who let their dog roam around. They just let him out and forget about him. I'm not sure if they want animal control to get him, or if they give a shit if he gets run over. I am sure that dog will get run over, but I don't really wanna be the one to do it. The little fucker likes to chase my tires and bark at them. I should keep going, damn that dog. He gets run over, well, the nieghbours should keep him chained or indoors. Not my problem. This lady has had animal control called on her many times, once by my mom, and nothing happens. They keep him in for a week, then he's out again.

I'm begging someone with a big truck to run that dog over. Maybe I just need to get laid. LOL Naw! First things first. LOL

Oh, it should be noted that I have nothing against dogs. I have one, myself. But he lives in the house. And he goes out only to whiz and crap. He doesn't explore the nieghbourhood like the little fucker I mentioned.

Ew...nasty assed tenants....my parents had one of those...trashed the entire house...inside and out...we had to replace almost everything in the place to get it even close to decent looking for the next one! Not to mention one of the other places we had, the kids set the dining room wall on fire...one of them was playing with a set of matches the parents had left out!

I feel your anger night!

lovespell - Well when we got the house the first tenant actaully died...and his kids who were about 18-19 left a huge mess...used condoms on the floor it was worse then than it is this time around they also abandoned their dog which we had to have the pound come get and they had to put the animal down which is why they dont allow pets anymore. The next tenant actaully wasnt that bad and she didnt live there for more than 3 months or so...the 3 tenant was a bastard he was told no pets he had a snake, a dog, and you ready for the...a PIG...he painted over the wood on the walls it was all wood furnished...he PAINTED over them and he torn out the carpet....the dog pissed everywhere which is why we had to replace all the carpets...and when we pulled out the liveing room rug...lone and behold we found his snake that had gone missing like 3 months before...it was dead under the carpet....and then we had these guys who stayed there for alittle over 3 years...and actaully their mess wasnt as bad as the past tentants...it ranks upthere...and of course we will have to replace the carpets...AGAIN...to get that dog smell out. but what can you do...

That totally sucks, dude!

My grandmother had renters who never once took out their trash the entire time they lived there. What did they do with it you ask? Oh they just opened the basement door and threw it down there. So imagine bagging and hauling four truckloads of horrid, vile, heinous, foul garbage up the stairs one bag at a time. I think some of it was squirming. Still makes my butt cringe.

The weirdest thing was, the rest of the house was spotless. Like nobody had ever lived there. Still scratching head--guess they had no sense of smell. Freaks.

When the scary downstairs neighbors here moved out, it took the maintenance guy a month to fix the place. They had used hot water and Mr. Clean to wash the hard wood floors. They had to be sanded down and refinished. Holes were punched in the walls and doors. The hall carpet had to be replaced, as they let their dogs pee in the entranceway. Fixtures were ripped out of the walls and ceiling. And they owed 8 months in back rent, which the landlady was going to let go, as they were crying poor. Then she discovered they bought a house.

No one in the building actually misses them, especially him. He used to do really nasty things to the lady across the hall from him and one of his pleasures was to ring the bells of apartments at really weird hours and then run back into his place. And all he did was bitch.

I certainly don't mind my landlord...but I think he along with your dad, could use some spine.

The people that just moved out that lived next door had a dog...and the landlord had said...NO DOGS. Well, this dog was house broken. They would take the damn thing outside, and let it use the patch of grass between our townhome and theirs. The problem is, A. That patch was also OUR patch...with which we shared...and it was the only patch because the other side belonged to the neighbors.

Now, whenever we wanted to take our trash out, or whenever my son wanted to play outside, we had to watch were we stepped because there were piles of shit EVERYWHERE. These people didn't know how to clean up after their damn dog. I mean, if it shits in their yard...fine, but when it was coming over to our side, they needed to scoop it up and do something with it. NOT LEAVE IT THERE FOR A TODDLER TO GET INTO OR FOR US TO STEP in....

Finally, I called my landlord and threatened to move if he didn't do something about it. Next thing I knew, the people next door where moving out.

Let me tell you about my asshole landlord. Everytime I am a little late with the rent, his sorry ass goes running to the magistrate to try to take possession of the property. In November I was in the hospital for 2 weeks, recovering at home another 2 weeks, and part time at work until New Years day. Now this idiot knew that and was getting January's rent in payments every 2 weeks. On Feb 1, he called me at 9 30 at night looking for the months rent. I told him that I was going to pay him Feb 10, and in full. So what does he do, run to the magistrate. However, the magistrate screwed him out of 150 bucks. Can't wait til he realizes that one.

As to your problem, if they have forwarded their mail to a different address, you may be able to track them down and try to get payment for all the damages.

curious - yea bad neighbors are never good....we had one neighbor that would takeing dirt from our yard to level his...WTF is that...some people.

kitty - the only reason I can think of is..because they can

Nick - I dont have anything against dogs either as long as they are trained and the owner takes care fo them...if they dont well...they dont deserve to have a dog plain and simple.

popmuse - burns marks are a pain...but nothing is worse or harder to clean up then blood stains...there where a few in this particular house as well...where they came from I have no clue....

spin - yea that cant be cool...but at least the maggots where doing their job *shudder*

Missann - most people think because they pay a damage deposit they can pretty much do what they want and not get sued even if the damage = more than the deposit...theres something wrong with that.

GOB - Well my dad was never really much of a fighter as they say. when he was younger he was pretty mellow but he did have a temper if you pushed the right buttons...but most of the time he was a pretty patient man...but hes even more mellow now because of his health. He had a tumor in his brain and it damaged the pituitary gland. So it doesnt function to produce testostirone. So its made him alot more mellow. Almost hippie mellow but its not really his fault. It also saps his energy so he just doesnt have the strength anymore. Now me I can be patient when it suits me but I can also be hot headed and I get that from my mom her temper is the one to watch out for. but what can you do...
